Elle Decor Bedroom Million Dollar Home Decor

When you're watching "Million Dollar Listing" from your couch, estimating how much each jaw-dropping pad could fetch is fun. But when you're in the market for a new place, it's a different story.

Allow real estate agent and reality star Ryan Serhant to explain: What exactly do you get for the money? The guy's set price-per-square-foot records across the notoriously difficult New York City market,  so he definitely knows a thing or two about which design elements make a place worth a million bucks.

Serhant – along with interior designer Jodi Fleming – take us inside a real-life million dollar listing and break down how some of the features add up. Trust us – they're not what you'd expect.

From the moment you see this two-bedroom TriBeCa apartment building, you know this place is going to be incredible. It's connected to Police Precinct 1, a landmark in New York, and the Ladder 8 Fire Station from"Ghost Busters"is across the street. It's safe to say this place is, err, safe.

The lobby – which is connected to über-trendy Brandy Library, the kind of bar where Harrison Ford has been spotted  – is equally impressive.

Mother of Pearl Wall Tiles

You enter the apartment from the dining room – and the diamond-shaped Maya Romanoff tiles bring the wow-factor. "Everyone just wants to walk up and feel the wall," Serhant says. But they're more than just an artistic statement.

What's truly impressive about the space is the way Fleming is able to carve out distinct spaces within the open-floor apartment, while giving each room its own mood. Could you tell this space is 70 feet long? No? Her magic is working!

Custom Christian Liagre Missaine Dining Table

It's no secret that ample dining space adds up to major value – and there's something to be said about the way this table plays off the tiles so nicely. Also worth pointing out? Those concrete pillars, which Serhant says you just can't find in new developments.

Sliding Glass Doors

A handmade desk makes for one happy workaholic in the apartment's spacious office, but it's the sliding glass wall that can create privacy and transform the room into a third bedroom that's really worth the money.

Staying late at the office takes on a whole new meaning when it's right inside your home.

Custom Cabinets

All-black custom cabinetry by Jodi Fleming Design provides extra storage and serves as a closet – not that you'd know by looking at the pretty wire-brushed façade.

According to Fleming, the floors of the home were originally orange and dated; the new polished concrete ones, on the other hand, are chic and virtually indestructible. Painting the walls white (Fleming prefers Benjamin Moore's White Heroin) updated the space while emphasizing its natural light.

Custom Pillows

Fleming says that her goal for the urban pad was to mix the rough elements with high-polished pieces, and warm up the formerly cold space.

Throw pillows – covered in Jessica Zoob Romo Black Label fabric — flank both sides of the apartment and subtly mirror the marble in the wall. A Mark Alexander silver velvet sectional invites guests to stay a while.

Nothing kills the mood when you're entertaining guests quite like bad lighting. This chandelier – which also matches the one in the office – brings the party.

Custom Alpaca Rug

This is a no-brainer: Would you want to walk on a cloud? Yes, you would. Cozy bedding in a variety of textures creates a dreamy vibe.

Massive Windows With Amazing Views

Cha-ching! Any New Yorker knows that a great view comes at a premium. And when you can spot the Freedom Tower to the South and the Empire State Building to the North, you're really talking big bucks. And, according to Serhant, The views from this place are rare. "Watching the sun set on the North side as it bounces off the Empire State building is unreal," he says.
